| Licensed as a Real Estate Broker since 1963, initially involved in commercial
and investment brokerage, then deciding to specialize in the sale and
exchange of Highlands apartment buildings in 1975. We have expanded our data
base and marketing to include all of the apartment building owners in
Jefferson County.
Joe received the prestigious CCIM designation in 1982, and has extensive experience in Apartment Brokerage and
training in investment analysis, exchanging, counseling, tax consequences,
sales and marketing, and the creative sale and disposition techniques of
investment properties.
In addition to a data base of close to 5000 apartment building owners, with whom we are in regular contact and
5000 apartment properties, we mail our apartment For Sale & Exchange Listings to over 1000 buyers who are
seeking apartment opportunities, including everything from 2 units and 4
plexes up to institutional investors seeking up to 400 units throughout the southeast.

When you are ready to list your apartments with us, we will provide an estimate of market value consisting of available Comparables and a Buyer or Seller Cash Flow Analysis or Return on Equity Analysis for your apartments. *owner provides two years income and expense statements. If you just wanting an estimate of market value of your apartments, or a cash flow analysis, to determine what your property will bring in todays market, IF YOU JUST WANT AN APPRAISAL OF YOUR APARTMENTS, and may list your property with us later, the fee is $350.00 to $500.00, and said fee will be deducted from real estate commissions when we ultimately sell and close the transaction on your apartments.
How does your Marketing Plan help us?
With our Marketing Plan we are in regular contact with over 5000 owners, 1000 plus investors and apartment tradesmen, including mortgage lenders, attorneys, appraisers. Our Marketing Plan provides exposure for your property
to people who own, buy and make their living with investment properties. Buyers contact us to assist them in locating available properties.
How do you market and provide exposure for my apartments?
If you own apartments, you have received our Email/faxes, Post Cards and/or color flyers of our listings, 3 or 4 times each year. If you are a buyer who has registered with us you receive a color flyer and a Email on each listing we have, before it is advertised in the Courier-Journal and usually before it is listed on the MLS system. Our buyers get special treatment and a first look at our properties. With our new web site, which provides information on all apartments listed on the MLS, we not only give you information about our current listings, but valuable information on what our listings have sold for and other apartment related information with links to related investment web sites. We are also develping a program for apartment professionals and tradesmen to advertise their services on our web site.
